DEVELOPMENT & INFRASTRUCTURE
Rivergate Mall Redevelopment Continues Planning Phase

Plans to redevelop the former RiverGate Mall site — located between Madison and Goodlettsville — continue to move forward as local planners have approved an updated master plan for the long-vacant property. The revised plans aim to transform the roughly 56-acre site into a mixed-use development that includes housing, retail, restaurants, entertainment, and other commercial uses.
Recent planning discussions resulted in several notable changes from earlier proposals. One of the previously planned hotels has been replaced with a large grocery store and additional retail and restaurant space, a shift intended to strengthen everyday commercial offerings for nearby residents. Townhomes and apartment units remain part of the plan, though some residential components have been repositioned within the site without reducing the overall number of homes.
Development of the property is expected to occur in phases, beginning with areas surrounding the former Macy’s building before expanding to the rest of the site. City officials and developers have emphasized that the project is still evolving, with community input expected to continue as plans are refined.
Once completed, the RiverGate redevelopment has the potential to reestablish the area as a major hub for shopping, dining, and living in northern Davidson County, complementing ongoing growth in Madison and Goodlettsville and marking one of the most significant redevelopment efforts in the region in recent years.

AREA PUBLIC SAFETY HIGHLIGHT
Car Break-Ins Drive the Majority of Gun Thefts Across Nashville

Metro Nashville Police are urging residents to take simple precautions to prevent thefts from vehicles. Drivers are advised to lock their cars, avoid leaving valuables inside, and securely store firearms rather than keeping them in vehicles.
So far this year, 947 firearms have been reported stolen from cars in Nashville, including 26 taken in just the past week. Overall, 1,230 guns have been stolen across Davidson County in 2025, with vehicle break-ins accounting for roughly three-quarters of those thefts. At this point last year, police had recorded 858 gun thefts from vehicles.
Law enforcement notes that firearms and vehicles stolen during these incidents are frequently linked to other crimes, such as carjackings and robberies, once they are back on the street.
NEIGHBORHOD INSIGHTS
Madison, TN

Madison continues to stand out as one of the most active suburban communities in North Davidson County, attracting investments that are reshaping its commercial and residential landscape.
One of the most visible drivers of change in the area is the planned transformation of the RiverGate Mall site, which sits at the border of Madison and Goodlettsville. City and planning officials have recently approved major changes to the redevelopment strategy, shifting toward a stronger emphasis on retail, dining, and grocery offerings alongside residences and community amenities. The revised plan replaces one of the originally proposed hotels with a larger retail footprint in hopes of creating a more vibrant destination for residents and visitors alike.
This project spans nearly 57 acres and is expected to bring a mix of uses — such as housing, shops, restaurants, and entertainment — once fully developed. Planners and developers are also involving community leaders in shaping what the space will become, signaling a long-term commitment to revitalizing a property that was once a regional retail anchor.
Beyond the RiverGate redevelopment, Madison’s retail scene has seen new activity in recent years, including new anchor tenants at existing shopping centers. Residential development — including gated communities and new home construction — is also part of the local growth trend, reflecting Madison’s appeal as a place to live within easy reach of downtown Nashville.
Madison’s location — northeast of central Nashville and close to major transportation corridors — continues to make it a logical hub for both residents and businesses. The combined effects of redevelopment, new commercial activity, and ongoing planning efforts suggest Madison will remain one of the area’s most talked-about growth corridors in the years ahead.
